THE ROLE

Elton Recruitment is recruiting on behalf of our client for an experienced Head of Lettings with experience of the Build to Rent market. This is an amazing opportunity to join one of London's finest residential developers. You will report directly to the Head of the company and ensure that residents (tenants) have the best rental experience and consistently deliver the highest levels of customer service. There will be approximately 1000 – 1200 residential apartments majority will be AST across 3 new buildings. In addition, the buildings will offer amenity space ranging from residents lounge to private dining rooms and access to a health club. 

MAIN RESPONSIBILITIES:

  • Day-to-day management of the lettings team, including negotiators, move manager and administration team
  • Delivering against KPIs (Key Performance Indicators) set out in the Business Plan
  • Set targets for the negotiators in line with the absorption rates in the marketing and letting plan
  • Arrange weekly meetings with agents to set targets, review rents, review performance and confirm availability
  • Manage units released to the market in line with the proposal set out in the Business Plan
  • Implementation of the lettings and management system and customer interface to be set up for the business
  • Ensuring compliance of all new tenancies agreed and ensuring all lettings processes remain compliant with any changes to legislation or best practice
  • Monitoring and managing all lettings data and processes
  • Carrying out regular coaching, feedback and one to one sessions with the team to support skills development and motivate the team
  • Management of third party suppliers relating to the lettings process; deposit registration, deposit insurance and tenant referencing companies
  • Understand customer needs and assist with amending the lettings and marketing approach to match
  • Reporting on lettings activity and progress during lease-up
  • Take an interest in the customer service feedback and management

PERSON SPECIFICATION:

  • An honest and trustworthy individual with an exemplary track record
  • Must have an appreciation of the importance of customer service and how this is applied in the context of my client
  • Excellent knowledge of the London residential lettings market
  • A good understanding of the Build-to-Rent market and the differentiation to the general Private Rented Sector
  • A strong track record in achieving targets
  • An effective leader of a team, with the ability to influence team members and third parties
  • Over 5 years experience in residential lettings
  • ARLA qualification or IRPM qualification an advantage
  • Self-motivated individual who is able to inspire those around them
  • Commercially astute with the ability to maximise opportunities and minimise risk to the business
  • Strong customer focus, high accuracy, good attention to detail with excellent organisational and prioritisation skills
  • Strong written and verbal communication skills
